We’re excited to share our vision for the future of Garden Square Shopping Centre, creating a vibrant new heart for Letchworth Garden City that celebrates its unique heritage and community spirit.

Working closely with the planning authorities, Letchworth Garden City Heritage Foundation and other partners, our proposals aim to reflect the town’s Garden City principles — combining great architecture, green space and community wellbeing.

The existing shopping centre will be redeveloped with modern retail spaces along Commerce Way at street level and new homes above, helping to bring more activity and life into the town centre.

A key feature of the plans is a new landscaped walkway running north–south through the site, reconnecting Leys Avenue to Gernon Road and maintaining access from Eastcheap Street. This will provide a safe, attractive route lined with planting, seating, and open spaces for everyone to enjoy ensuring permeability and accessibility through the town centre.

At the heart of the scheme, a new public square will become a welcoming gathering place — a space for markets, community events and everyday relaxation.

Our vision is to create a welcoming, vibrant space that feels truly part of Letchworth. The redevelopment will breathe new life into the town centre, making better use of this important site to provide high-quality homes and spaces for local shops, cafés, and community uses.

Inspired by the Garden City’s founding principles, the design will balance architecture and nature — introducing greenery, open spaces, and materials that reflect Letchworth’s distinctive character. Warm brickwork, thoughtful detailing, and a timeless design approach will help the new buildings sit comfortably alongside the town’s historic architecture while offering something fresh and contemporary.

The development will be designed with care, ensuring it looks and feels welcoming from all angles. The building’s proportions and detailing will be shaped to create a sense of scale and familiarity, helping it feel right at home within the heart of Letchworth.
