Welcome to the dedicated consultation website on the plans to transform and redevelop the existing shopping centre into a new retail & residential development.

In December 2025, you gave us your ideas for the future of Garden Square Shopping Centre, which led to the development of a masterplan for the site. We are now thrilled to bring forward a second public consultation, on 3rd and 4th July 2026, to hear your thoughts on Phase 1 of this wider masterplan. We are seeking your feedback on the emerging design proposals, how they can create a welcoming and accessible destination and how you feel these proposals connect with the wider town centre.

The Site

Garden Square Shopping Centre is in the centre of Letchworth, Garden City – close to the A1(M1) and very brief walk to Letchworth Garden City Train Station.

The north and west of the site is bound by residential development, with retail/commercial along Eastcheap Street and along Commerce Way. The east of the site is an existing employment area.

Planning History

Following our previous consultation event in December 2025, and discussions with North Herts Council we have developed a Strategic Masterplan for the site to revitalise and bring new vibrancy to the site. Following development of this masterplan we have been developing proposals for Phase 1 of this wider masterplan. We are seeking public views on the emerging design proposals, which include a range of retail, leisure and residential uses.

Regent Street Projects Ltd has submitted the Masterplan and design principles proposal to the Local Planning Authority.  A public consultation is now being carried out on emerging proposals for Phase 1 of this masterplan, where feedback is being sought from residents, business owners, stakeholders and citizens of Letchworth.

A detailed planning application for Phase 1 of the masterplan will follow once the design has been refined following the public consultation and engagement with stakeholders. This will be an exciting next step in bringing the vision for Garden Square to life.
