Garden Square Shopping Centre

Welcome to the dedicated consultation website on the plans to transform and redevelop the existing shopping centre into a new retail & residential development.

We are thrilled to bring this public consultation forward to hear your ideas on how the Garden Square Shopping Centre can better serve the community into the future. We are now seeking for feedback on the existing centre and what you believe would work better to help shape the next steps for the site and design proposals to help inform the masterplan proposals.

We invite you to have your say via an online form on the ‘Have Your Say’ page. This consultation will close at 5pm on the 8th January 2026.

The Site

Garden Square Shopping Centre is in the centre of Letchworth, Garden City – close to the A1(M1) and very brief walk to Letchworth Garden City Train Station.

The north and west of the site is bound by residential development, with retail/commercial along Eastcheap Street and along Commerce Way. The east of the site is an existing employment area.

Planning History

We are currently in discussions with North Herts Council on the principals of agreeing a Masterplan for the proposed development area of the site and surrounding adjacent area. We are seeking public views on these high-level proposals which will include the development of residential dwellings, retail and commercial floorspace.

Regent Street Projects Ltd submitted a Masterplan and design principles proposal to the Local Planning Authority.  A public consultation is now being carried out on these proposals where feedback is being sought from residents, business owners, stakeholders and citizens of Letchworth.

A detailed planning application will follow once the design has been refined and key principles have been agreed with local authorities and stakeholders. This will be an exciting next step in bringing the vision for Garden Square to life.
